When house hunting in summer, you’ll notice things that winter showings might hide—some good, some… not so much.
Here’s what to watch for during those sunny walk-throughs:
Sun exposure. Which rooms get the morning light? Are any parts of the house too hot during the day?
Air conditioning performance. Is the home cool and consistent throughout? Any hot zones or signs of overuse?
Yard drainage. After rain or watering, does the yard puddle or drain properly?
Deck and patio condition. Are there warped boards, loose nails, or sun-damaged furniture?
Window coverings. Can you block out heat in key areas? Look for signs of UV damage or inadequate blinds.
Summer showings give you a more complete picture of how a home really lives—especially in our warm Okanagan climate.
